The property will be developed for hydrofluoric acid manufacturing to support Arizona’s expanding semiconductor supply chain. Sunlit currently operates a facility in Metro Phoenix’s Deer Valley area, and selected Casa Grande as its next location based on the market’s industrial fundamentals, rail access, land cost, and cost of living for its future employees.

Land Advisors Organization represented both the buyer and seller in the transaction, which was completed in late December 2025.

“This transaction reflects what sophisticated industrial users are prioritizing today, which is rail access, speed to execution, and the ability to control enough land to grow without constraint,” McCarville said. “Casa Grande continues to distinguish itself as one of the few markets in Arizona where companies can meet immediate operational needs while also planning for long-term expansion. In the coming years, we expect the region to continue growing as domestic and global companies recognize the strategic value of operating in Casa Grande.”

Sunlit is a global leading semiconductor chemical supplier based in Taiwan. The company opened its first U.S. location, Sunlit Arizona, LLC, in the fall of 2024. This latest transaction represents the tenth semiconductor-related supplier to establish operations in Casa Grande, underscoring the city’s emergence as a key extension of Arizona’s expanding semiconductor ecosystem.

Land Advisors Organization has represented seven of those suppliers, reflecting both sustained user demand and appealing land pricing that is drawing manufacturers to the region. KPPC Advanced Chemicals Inc., a member of the Kanto Group, broke ground on December 19 on its new U.S. Arizona Plant (UAP), a next-generation ultrapure chemical manufacturing campus located at the Sonoran Valley Industrial Park in Casa Grande, Arizona.

This investment marks a major step forward in strengthening the U.S. semiconductor supply chain and expanding domestic production of ultra high-purity chemicals required for leading-edge chip manufacturing.

“This investment strengthens Arizona’s rapidly expanding, world-class semiconductor ecosystem by bringing the essential manufacturing of ultrapure chemicals to the heart of where they are needed,” said Gov. Katie Hobbs. “Best of all, it will create approximately 200 high-quality, full-time jobs for Arizonans, and collaborate with our community colleges to prepare our workforce for advanced roles. Projects like this one are key to building a resilient, localized materials network right here in Arizona.”

“The Arizona plant marks an important milestone in KANTO-PPC’s global expansion. By establishing this site, we strengthen our ability to serve customers across North America with the quality, reliability, and speed demanded by the world’s most advanced semiconductor manufacturers,” said Jerry Lu, Chairman & CEO of Kanto-PPC.

With an initial Phase 1 investment of over $120 million, the UAP facility will produce ultrapure chemicals and proprietary functional chemicals used throughout semiconductor fabrication, wafer cleaning, etching, CMP, photolithography, and advanced packaging. Production is anticipated to begin in late 2027. Phase 1 of the project will create approximately 80 highly skilled jobs, growing to 200 full-time positions at full build-out. The construction phase will also generate hundreds of contractor and supplier opportunities across Pinal County and Greater Phoenix.

KPPC expects the Casa Grande site to grow into a full semiconductor chemical campus, with total investment projected to reach approximately $500 million by 2035.

Upon startup, the UAP facility will supply TSMC, Intel, Micron, and other world-class chipmakers across the United States with high-purity materials required for the next generation of logic and memory technologies.

The project reflects KPPC’s strategy of co-locating manufacturing capacity near critical customer fabs to reduce logistical risk, enable rapid response, and create resilient, localized supply chain infrastructure required for U.S. semiconductor competitiveness.

The United States has emphasized the importance of robust, domestic semiconductor ecosystems, including materials, equipment and supporting infrastructure. KPPC’s decision to build in Arizona aligns with national priorities related to manufacturing reshoring, enhancing the U.S. supply chain and empowering “Made in America” high-tech production.

The Casa Grande facility is engineered to meet or exceed international safety, reliability and quality standards, supporting the uptime and purity required for the most advanced semiconductor nodes.

The project underscores KPPC’s confidence in Arizona’s rapidly expanding semiconductor ecosystem, supported by local leaders, workforce partners, and state and regional economic development organizations.

“Arizona has emerged as North America’s premier semiconductor hub–home to the most advanced chip processing technology in the country,” said Sandra Watson, President and CEO of the Arizona Commerce Authority. “KPPC’s new campus represents a vital ecosystem addition and showcases the expansive supply chain growth taking place across the state.”

“As the U.S. prioritizes the onshoring of semiconductor production, increasing the capacity of vital supply chain elements is essential to the continued growth of the industry,” said Christine Mackay, President and CEO, Greater Phoenix Economic Council. “The addition of KPPC in Pinal County fortifies the importance of Greater Phoenix as the heart of domestic semiconductor manufacturing.”

KPPC plans to partner with regional workforce programs, community colleges, and technical institutes to support long-term talent development in chemical operations, laboratory analysis, maintenance engineering, and semiconductor manufacturing support.

The struggling electric vehicle maker, which saw its shares reach a new record low last month, is working to reach an already twice-reduced production target of 18,000 vehicles for 2025.

The YouTuber user ‘LucidFlys’ noted a significant buildup of both Gravity SUVs and Air sedans across multiple parking areas at the Arizona plant, with inventory levels markedly higher than his previous flyover conducted October 29.

Several former employee parking areas have been converted to vehicle storage to accommodate the growing backlog, according to the Lucid Air owner who is waiting for taking delivery of the Gravity model.

“It’s pretty apparent that production is ramping up quite rapidly,” the customer who filmed the footage said in accompanying commentary.

“Based on what I’m seeing or saw today, I’m pretty confident that Lucid will be able to hit their production goals of 18,000 for the year,” he stated. “I’m not sure how they’ll do with deliveries because there is a lot of inventory at the factory today.”

Just three days before the December 1 flyover, Lucid launched a limited-time discount to accelerate sales.

The company announced November 28 it would offer $3,000 off Gravity SUVs and $2,000 off Air sedans from inventory, valid through December 1 for vehicles delivered by year-end.

“The time is now for you to drive home the game-changing Lucid Gravity SUV,” the company said in an email to prospective customers.

The offer applied exclusively to vehicles already in stock, suggesting the EV maker was prioritizing inventory reduction over new orders as the quarter closes.

The four-day promotion expired the same day the customer footage documented the swollen staging lots.

The inventory accumulation comes after Lucid navigated what Interim CEO Marc Winterhoff described last month as “three consecutive industry-wide supply chain crises” over the past six months that disrupted the company’s production plans.

“Over the last six months, we have contended with three consecutive industry-wide supply chain crises: magnets, aluminum, chips,” Winterhoff said during the company’s third-quarter earnings call in November. “These are crises that set even far bigger competitors on their heels.”

The magnet shortage in the second quarter proved particularly disruptive, forcing Lucid to temporarily shift production from the Gravity Grand Touring trim intended for North America to the Touring trim for export to Saudi Arabia.

The magnets available were incompatible with Lucid‘s NACS Boost Charging Drive units designed for the Grand Touring model.

“Unfortunately, that impacted our Q3 production and numbers simply because of the additional transport time needed,” Winterhoff said.

A subsequent fire at the company’s aluminum supplier threatened to shut down production entirely, though Lucid minimized the impact through its vertical integration strategy.

A chip supply shortage followed immediately after, affecting the broader automotive industry.

The December 1 footage shows Gravity SUVs and Air sedans mixed throughout the factory’s staging areas, a departure from previous months when Gravity inventory was concentrated primarily on the north side of the facility.

Air sedans — rarely seen in staging lots in recent years — now appear alongside the newer SUV model across multiple parking areas, according to ‘LucidFlys.’

Lucid is currently producing Gravity in four exterior colors: Aurora Green, Abyss Black, Stellar White, and Supernova Bronze.

Lunar Titanium, a fifth color option, is not planned until sometime next year.

The footage shows car carriers arriving at the facility to transport vehicles, with a separate staging area visible near the company’s semi-knockdown assembly operation holding vehicles designated for export to Saudi Arabia.

There, the EV maker will assemble the vehicles and deliver in across its Middle East markets.

As reported earlier this Wednesday, Lucid is preparing to open its third showroom in Saudi Arabia — marking the fifth in the region.

Lucid began customer deliveries of the Gravity in April after initial units went to employees, friends, and family in the final days of 2024.

The company initially targeted 20,000 vehicles for 2025 before reducing guidance twice to the current 18,000-unit production goal.

As reported on Tuesday, Lucid saw its US sales rise for the second consecutive month in November despite the expiration of the $7,500 EV Tax Credit.

The company had sold 910 vehicles across the US in September while in October the figures rose both sequentially and year over year to 935 units.
