Remote Surveillance Trailer in Buena Park, CA

Businesses like yours that exist in today's commercial landscape have to navigate a litany of complex security challenges that go beyond their property and premises. We're talking about criminals intent on trespassing, theft, squatting, vandalism, and more. Unfortunately, conventional security efforts are often underwhelming and ineffective in managing modern risks. That's because traditional systems are reactive, not proactive, by nature. That means they're designed to respond to criminal acts after they've happened. Typical responses from these systems include sounding alarms and notifying the authorities - but only after trespassers are on-site. This type of response leads to unnecessary false alarms and frustratingly slow police response times, giving criminals the opportunity to escape with sensitive assets, data, and more.

Mr. Security Camera was founded to address these shortcomings by offering business owners like you proactive, comprehensive security solutions you can count on. With innovative tools like a remote surveillance trailer in Buena Park, CA, you can get ahead of security breaches, deter potential criminals from committing crimes, and solidify the overall safety of your property without having to rely on outdated security models. By focusing on prevention and lightning-fast response times, we help make peace of mind plentiful for today's most successful property owners and managers.

Redevelopment proposals offer housing, revenue from Anaheim Union’s vacant Hope School

The Anaheim Union High School has several redevelopment proposals in hand for its now-vacant Hope School property.

Hope School, the district’s only dedicated special needs school, opened in 1969 at 7901 Knott Ave., in Buena Park, and eventually grew to serve more than 200 students.

But this school year going forward, Hope’s student body and staff will receive their education two miles down the street at the former Orangeview Junior High School campus. The junior high was combined with Western High, on the high school campus, at the start of last school year.

In 2023, amid financial woes and dwindling enrollment, the district board decided the Hope campus could be redeveloped to bolster coffers and benefit the community.

The board recently reviewed six redevelopment proposals that proffer up to 589 housing units and some acreage reserved for a healthcare component that’ll be fine-tuned in the coming months.

“This is an extraordinarily strong showing,” district legal counsel Tao Rossini said of the proposals during a presentation to the board.

“They’re able to develop your property and you’re going to make money from the projects,” he said. “We’ve satisfied many of your components that you’re looking for. Now, it’s refining.”

The proposals

Community HousingWorks: The San Diego-based, nonprofit developer is proposing 589 units — 36 townhomes, 126 workforce housing units and 429 affordable housing units — with some 5 acres allotted for a healthcare facility.

The project would be built and funded in phases using a mix of tax credits and state and private funds.

MW Investment Group and C&C Development: The developers propose to build 255 market-rate townhomes with 85 workforce apartments.

There would be a 99-year lease for the 14.9-acre residential portion of the property, and the school district would get an estimated $540,000 annually, with rent increasing 2.5% each year to generate a total of $227.4 million in revenue over the lease’s lifespan.

The proposal reserves up to five acres for a healthcare project, with “conversations underway with KCS and Coalition OC to program the space,” a presentation to board members said.

Storm Properties: A proposal by the Los Angeles-based developer envisions a mix of rentals and townhomes to “replace aging housing stock and specifically attract families to drive district enrollment.”

There would be 125 market-rate, 75 low-income, and 50 moderate-income homes to total 250 housing units atop 12.5 acres. The proposal leaves 7.5 acres for a healthcare or professional facility.

The developer is proposing to pay the district $1.17 million annually with a 10% increase every 10 years.

TAIT & Greystar: Developers TAIT, of Santa Ana, and Greystar, of Charleston, are pitching 250 market-rate units with 90 affordable and workforce units that won’t require district funds to build.

And the developers envision an “educational wellness village” that would have a health learning center with a childcare facility.

The Michaels Organization: The 18-acre residential campus proposed featuring garden-style apartments — with 140 low-income, tax-credit apartments and 250 workforce units — would be “targeted at young families and district staff.”

There’s no healthcare component proposed yet, but the plan leaves “two acres with existing buildings for the district to run.”

USA Properties: The proposal by Roseville-headquartered USA Properties focuses on housing and would deliver 500 units, with 300 units as affordable apartments and 200 as build-to-rent townhomes that would share connected paseos.

USA Properties also envisions a 2,000-square-foot community health center that would feature clinical space and partner with Coalition of OC Community Health Centers.

A $1.15 million annual base rent rising 2% annually over the lease’s 99-year lifespan would bring the district an estimated $307.5 million over the years.

District staffers said they intend to bring back to the board a detailed “short list” of developers and their proposals, but did not offer a timeframe at the meeting for when that presentation would happen.

IRVINE, Calif., July 15, 2026 /PRNewswire/ -- The Bascom Group, LLC ("Bascom") has acquired Castlewood Park Apartments, a low-density, 183-unit value-add apartment community in the highly desirable Orange County investment market of Buena Park, California. The purchase price was $53,125,000, or $290,301 per unit. Brian Eisendrath, Cameron Chalfant, Jesse Zarouk, and Jake Vitta of IPA Capital Markets arranged the acquisition financing, with Brightspire Capital, Inc. providing the acquisition loan. The IPA Investment Sales team led by Kevin Green and Joe Grabiec represented the seller. AMC will provide property management services for the community, while SD-Cap will oversee the planned property renovations.

Originally constructed in 1963, Castlewood Park Apartments offers many of the characteristics that are difficult to replicate in today's new developments. The community features spacious floorplans averaging 1,028 square feet, garages for every unit, and private yards for approximately 60% of residences. Spanning 46 buildings across 8.7 acres, the property's garden-style design and ultra-low density of just 21 units per acre create a neighborhood-like environment with abundant open space and minimal disturbances from neighboring units. The community consists entirely of two-, three-, and four-bedroom apartments and includes two swimming pools and a leasing center. These attributes provide residents with a compelling, lower-cost alternative to homeownership in one of Southern California's most supply-constrained housing markets.

Bascom plans to elevate the property through interior renovations, amenity enhancements, and the addition of full-time onsite management to further improve the resident experience. Lee Nguyen, Senior Vice President of Operations for Bascom, stated, "Castlewood already offers many of the features today's renter values most like large floorplans, garage parking, abundant green space, and private yards. By thoughtfully modernizing the community while preserving these unique characteristics, we believe Castlewood will continue to be a highly desirable housing option for North Orange County residents."

The Bascom Group got its start in 1996 acquiring apartment communities just like Castlewood. While Bascom has acquired more than 369 multifamily communities across 20 states, the firm's first 42 acquisitions were concentrated in Southern California, primarily Orange County, with many consisting of older vintage apartment communities. Tim Whiting, Senior Vice President of Operations, added, "Bascom has extensive experience repositioning older vintage communities, completing approximately $110 million of renovations across 44 properties and more than 8,000 apartment homes. Properties like Castlewood remain an important part of Orange County's housing stock, and our focus is on making strategic improvements that enhance the resident experience while preserving an affordable housing option in a highly desirable market."

Castlewood Park is in North Orange County with immediate access to the 5 and 91 freeways, placing residents near major employment centers throughout Orange County and Los Angeles. The surrounding neighborhood includes a newly developed KB Home townhome community and established single-family neighborhoods with home values ranging from approximately $900,000 to more than $1 million.

Chad Sanderson, Senior Principal at Bascom, added, "Institutional investors have become increasingly selective toward older apartment communities, creating attractive buying opportunities for experienced value-add operators. We believe well-located, older vintage properties in Orange County are being discounted more than fundamentals justify. Castlewood represents an opportunity to acquire a durable workforce housing asset at an attractive basis in one of the strongest apartment markets in the country."

While many institutional buyers have remained on the sidelines during the multifamily pricing reset following the interest rate increases of 2022 and 2023, Bascom has continued to deploy capital. Since interest rates began rising, Bascom has acquired 13 multifamily communities totaling 3,231 units for more than $930 million. Those acquisitions span properties built from the 1960s through 2024, reflecting Bascom's ability to identify opportunities across a wide range of investment strategies. The acquisition of Castlewood Park Apartments follows Bascom's earlier 2026 acquisitions of The Ellison, a 294-unit community in Las Vegas completed in 2024, and Domain 3201, a 289-unit community in Tucson built in 1985 and 1986.

Joe Ferguson, Vice President of Acquisitions for Bascom, stated, "The multifamily market has become much more nuanced over the past few years, and we believe several compelling investment themes have emerged. Whether it is newer communities trading below replacement cost, markets that have reset and are beginning to recover, or older apartment communities in supply-constrained locations that have become overly discounted, we are seeing attractive opportunities across a broad spectrum of the market. We believe today's pricing environment creates a compelling opportunity to invest ahead of improving market fundamentals."
